Maxus Realty Trust, Inc. (Trust) is an umbrella partnership real estate investment trust. The Trust is primarily engaged in the business of investing, owning, developing and leasing real property. The Trust makes equity investments in income-producing real properties, primarily multi-family apartments and light industrial properties. All real estate assets are located in Missouri, Arkansas, Oklahoma and Kansas. The Trust operates rental real estate in two segments: apartments and commercial. As of December 31, 2008, it operated 10 apartment communities and a multi-tenant warehouse/manufacturing facility. Its leasing operations provided rental income constituting 88% of the revenues during the year ended December 31, 2008. The Trust conducts all of its activities through Maxus Operating Limited Partnership (MOLP), in which it holds a 99.999% interest. Maxus Realty GP, Inc., a wholly owned subsidiary of the Trust, is the sole general partner of MOLP and has a 0.001% interest in MOLP.
